Residential Leasing


Inspection Planning

·        Compile list of OFI’s scheduled for Saturday by Team Member and circulate

·        Instruct tenants verbally (written if required) of upcoming inspections

·        If properties are let prior to inspection arrange for cancellation and update list as required

Inspections

·        Attending weekly OFI’s for properties currently/becoming vacant

·        Attending property inspections at request of prospective tenants

·        Conducting inspections using Inspect Real Estate’s “Ideal Week”

·        Providing landlords with feedback on the outcome of Saturday inspections

Tenant Selection

·        Reviewing tenancy applications including reference/ prior rental history checks and making recommendations to Landlords

·        Advising tenant of successful/ unsuccessful applications

·        Preparation of Residential Tenancy Agreement

·        Meet with successful applicant/s and get signatures on agreement

·        Collect initial rental payment from tenant and provide a receipt

·        Collect security deposit (bond) from tenant and transfer to registered authority

Tenancy Leases

·        Preparation of the following residential tenancy documents including all tenant, landlord and premises information:

o   Residential Tenancy Agreement

o   Bond forms and rental payment details

o   Accompanying documentation

·        Enter all property and tenancy documentation into property management system once first payment received from tenant

·        Attend lease sign up meeting with new tenants ensuring all details are covered and agreed as per procedure

Ingoing Inspections

·        Conducting ingoing inspection taking note of any defects in the property and taking detailed photos

·        Preparation of ingoing inspection report and supporting documents
